Tours at ANOVA begin in our leasing office, conveniently located just off of 1st St. Upon arrival, one of our friendly leasing professionals will welcome you, guide you through what it would be like to live at ANOVA, take you on tour, and answer any questions you may have. Please remember your government issued ID!

Yes! Anova Central Station offers flexible lease contracts, ranging from 12 to 18 months.

Rent payments are due on the first of each month and considered late on the fourth. You can pay rent through your resident portal with a debit/credit card or e-check.

As part of your monthly rent payment, all units are equipped with:
• In home washer & dryer
• Sleek GE stainless steel kitchen appliances
• Stunning floor-to-ceiling windows
• Stylish ceiling fan
• Walk in closets*

Plus, you’ll enjoy access to ANOVA’s exceptional on-site amenities and a dedicated, oncall staff always ready to assist you.

In addition to your monthly rental rate, all residents are responsible for the following
monthly fees:

Utilities – Water, trash, sewer, common area electric, and gas and will be billed monthly
based on personal usage. For Co-living at ANOVA, Resident Utilities will be divided among
Unit Residents, with each receiving a bill for their portion via SimpleBills. Residents must
pay their utility charges and any applicable service fees.

Rental insurance – A minimum of $100,000 in renter’s liability insurance is required for all
residents at ANOVA. Visit our Resource Center to learn more about renter’s insurance.

Optional add-ons:

Parking – On-site parking is available in our garage at $175 per month for the first spaceand $220 per month for an additional space. Parking is managed by LAZ parking.

Pet rent – $35 per month, per pet. A one-time $300 pet fee will be due at move-in.

Trash – $10

Technology Fee –
The $65/month technology fee covers smart home features that enhance convenience, connectivity, and security. This includes keyless entry with Schlage smart locks, WiFi-enabled thermostats and light switches, a video intercom system, mobile building access through Chirp, and a dedicated WiFi access point in each unit. Both buildings are powered by the Stratis smart home platform, allowing you to control everything from your phone

When signing your lease, you will be responsible for the following one-time fees:
Application fee (non-refundable) – $50 per applicant
Admin fee (non-refundable) – $250 per lease
Security Deposit (refundable) – $500 Additional deposits may be applicable due to credit screening results.

The application fee(s) and admin fee are due when your application is submitted. All other fees are not due until move-in.

Utilities are not included in your rent payment. Utilities at ANOVA are billed monthly via
SimpleBills on personal usage. SimpleBills is already set up for you upon move in. You will
receive an itemized bill via email prior to the 1st of every month.

Is on-site parking available? How much is parking?
On-site parking is available for residents, the first space is $175, and the second space is
$220.

ANOVA Central Station offers bike storage in our parking garage for residents!

Yes! ANOVA has electric vehicle chargers.

While we don’t have designated guest parking, visitors are welcome to use our parking
garage for hourly parking. Additionally, there are several parking garages nearby that we
encourage guests to take advantage of for added convenience!

Yes, renters’ insurance is required. We do offer a Landlord administered protection program for $14 a month. Please see attached for addition information on the program.

ANOVA’s maintenance team will be available to address any maintenance concerns you
may have. You can submit a maintenance request through your resident portal or call our
on-site leasing office. All maintenance associates will be dressed in uniform and are not to
enter any home without resident approval (except in the event of a maintenance
emergency).

Following move-in, SimpleBills will send a welcome email with more information including
your log in information. For detailed information, see our fees section.

ANOVA features an extensive security camera network throughout the entire building and parking garage.

Controlled Access
ANOVA provides residents fob access to all exterior doors, elevators and amenities. Each
unit has electronic key access.

Courtesy Officers
ANOVA offers professional security personnel who patrol the community daily and nightly.

ANOVA Central Station does not provide move-in assistance. However, we know how
important it is to find reliable movers in downtown Phoenix. To make your move easier,

With easy access to nearby parks and a pet wash area on-site, we welcome pets here at ANOVA! We allow a max of 2 pets per home. Some breed restrictions do apply.
